How to do home repairs yourself and save time and money
Could you imagine how much time and money you can save if you could do your own home repairs yourself. Well you can, if you have the right tools and some time on your hand.
But most people are too busy or have no idea on how to fix simple things around the house. If you have a house, things will brake over time, which is only natural wear and tear. Your home will need regular maintaining to upkeep the value.
When you first buy a house, it will need minor repairs, that you can do yourself. Some of the repairs may be; changing window blinds, doors locks, and painting. In most cases when you move into your new home, it might need a fresh coat of paint on the walls to make you feel at home.
If thats the case, you should paint the house before you move-in any furnitures. Before you start to paint, cover the floors with drop cloth, to prep the house for paint. Fill any dents and holes in the wall with sparkle, allow it to dry, then sand and prime the spots.
If you are painting the entire house! Paint the ceilings first, and the walls second. Cut-in the corners with a brush and paint the large areas with a roller. After the house is painted, its time to move-in to your freshly painted home.
Do not neglect the outside of the house, because if the outside is poorly maintained, it could bring down the value of the property. When something breaks and needs fixing, attend to it (ASAP) as soon as possible or it can get out of control.
If you cannot do the repairs, call someone that can. In some cases, it only takes a couple of minutes to repair things around the house; like changing out a door lock, replacing a blow-out light-bulb, or resetting a breaker switch. They are all simple repairs that you can do. Having a home needs a lot of care, if you keep-up with the repairs.

Buyers want to get the discount and their stuff directly at their houses, but sometimes take a risk of not being able to feel the fabric before putting their money in a bedding they may never use.
It is indeed unpleasant to order something on the internet and then realize that it was not what you expected. That is because even those few dollars you spend could have found a better use in your life. Perhaps you could have bought the discount sheets at a nearby store, where they could be touched and felt, or maybe you could have spent even less on changing only part of your bedding. You just brought your first home, and you are going about your daily routine, when all of a sudden, something breaks, what do you do? Well the first thing comes to mine is to locate the problem and call someone in to fix it.
But remember, you just brought your home, and you cant afford to hire a service man to come out and fix your problem. Having a toolbox in your garage is as handy as having a first-aid kit in your bathroom.
There are a couple of handy tools, you should keep in your toolbox, such as;
Pliers, an adjusted wrench, a set of allen wrenches, electric tape, a cordless-drill, a tape measure, a good hammer, a small handsaw, a plunger, a chisel, a level, duck tape, a screw driver set, a utility knife, a flashlight, and screws and nails.
Depending on what the probleum is, you can usually do the repairs your self, or if its too much for you to handle, ask your friends or neighbor to recommend someone to you.
Sometime it can be difficult to find a repairperson that is honest, that wont ripe you off. Finding someone from out the phone books can be very scary too. Your repair can go very smoothly, when the right steps are taken from the get go.
As a new homeowner, maintaining your home goes with the territories. From time to time, something will go wrong like the plumbing or the electrical that can be easily repair.
Sometimes the washers in the faucets might just need to be changed, and the electrical breaker may need resetting. Door lock are common ware and tear on any home, you must be prepare for unexpected emergency when and if it happens. Be aware of the inner-workings of your home, and you will be ready for the next repair.

The purchase decision is an emotional and intellectual response, based on a level of trust in your home. So, it is logical that in preparing your home for sale your goal should be to enable the buyer to build trust in your home as quickly as possible. Your first step should be to address apparent and hidden repair issues.
Make a Complete List
Keep in mind that potential buyers and their real estate agents do not have the fond personal memories and familiarity that you have with your home. They will view it with a critical and discerning eye. Anticipate their concerns before they ever see your home. You may look at the leaky faucet and think of a $10 part at Home Depot. To a buyer this is a $100 plumbing bill. Walk through each room and consider how buyers are going to react to what they see. Make a complete list of all needed repairs. It will be more efficient to have them all done at once. Use a handyman to fix the items quickly. If your house is a fixer-upper, keep in mind that most buyers will expect to make a profit that is substantially above the cost of labor and materials. Our clients often ask if they should remodel their house before marketing. I believe the answer to this is no – major improvements do not make sense just before selling a home. Studies show that remodeling projects do not return 100% of their cost in the sales price. Normally, it does not pay to replace cabinets, re-do kitchens, upgrade bathrooms, or add space prior to selling. There is a fine line between remodeling and making repairs. You will need to draw this line as you review your home.
Repair Decisions
Countertops are outdated: If other components of the house are up to date, the kitchen may be greatly improved by new, modern countertops. Although this is an upgrade, not a repair, it may be worth doing because the kitchen has a significant impact on the value of your home.
Carpet is worn or outdated: Carpet replacement almost always worth doing. Sellers often ask if they should offer an allowance for carpet, and let the buyer choose. Do not take this approach. Choose a neutral shade, and make the change yourself. New carpet makes everything in the house look better.
Wall texture is poor: You may have an outdated texture style or acoustic ceiling. In most cases, it does not make sense to strip and re-texture the walls. Just repair any wall damage or minor texture problems.
Walls need paint: This is a must do! Freshly painted walls greatly improve the perception of your home. Dont forget the baseboards and trim. Use neutral colors, such as cream, sage green, beige/yellow, or gray/blue. Stark white, primary colors and dark colors do not appeal to a wide market, and may be a negative factor.
Bathroom caulking is dirty: Put this on the must do list. Cracked or stained caulking is a turn-off to buyers. It is easily replaced. Make sure the tile grout does not have voids.
Drainage or leak problems: Address any drainage issues or leaks in plumbing or roof. Use professional help to correct the source of the problem and check for mold. Fully disclose the repair on your sellers disclosure, but avoid giving a personal guarantee of the repair.
Structural and trim repairs: Fix any sheetrock holes, damaged trim, torn vinyl, broken windows, rotten wood or rusty fixtures. Homes sell for more that show a reasonable level of maintenance.
Overgrown shrubs and weedy beds: Repairs to the yard are some of the most cost effective changes you can make. Mow and edge the lawn. Add inexpensive mulch to flower beds. Cut back any shrubs that cover windows. Trim tree branches that rub against the roof. Buy new doormats. Replace dead plants. Remove any trash.
Check HVAC, plumbing and electrical systems: These systems need routine maintenance. Have the heat/AC system serviced and filters changed. Check for plumbing leaks, toilets that rock, corroded water heater valves, and other plumbing problems. Replace burned out bulbs and electrical fixtures that do not work. Check your sprinkler system and pool equipment for problems.
Make Needed Repairs
If you are planning to sell your home, your first step should be to discover and make needed repairs. By making repairs you will answer buyers questions early, build trust in your home more quickly, and proceed through the closing process with fewer surprises. Baby it’s cold outside, but it’s getting expensive to turn up that oil furnace. More and more home owners are turning to alternate sources of heating.
People are turning to firewood, electric heaters, and gas fireplaces for added warmth, but these heat sources present a new set of cautions for fire prevention.
Electric heaters or electric fireplace:
Make sure you read your manufacturer’s instructions and heed the warning labels for your portable heater.
Never leave it unattended, and always unplug it when not in use. When you do unplug the unit, pull the cord straight out to prevent cord damage.
Never plug the heater into a power strip or extension cord to prevent overheating.
Keep flammable objects at least three feet away from the heater and never block the air intake or outlet.
Wood Fireplace:
Have a qualified person inspect and clean your chimney on a regular basis.
Keep any combustible items away from the front of the fireplace, and cover the front with a glass or metal screen.
Store matches or lighters in a locked cabinet.
General Safety Tips:
Candles are commonly used during the holidays. Never leave them unattended or burning in an enclosed area. Always use stable candle holders that are not likely to tip over. Blow out the candles when you leave the room.
Devise an escape plan for the family and practice it twice a year. Each room should have 2 exits and pick an outdoor meeting place.
Install smoke alarms on every level of your home. Mark a date on the calendar to test them monthly and change the batteries every time you change your clocks.
Clean the lint filter in your clothes dryer every time you use it. The build up of lint can catch fire.
Learn how to put out a pan fire by sliding the lid over the flames and always keep a kitchen fire extinguisher handy.
Everyone in the family should know how to “Stop, Drop and Roll” if their clothes catch fire. To access the best air for breathing, practice getting down low and crawling as an escape strategy.

Sometimes we all get leaky faucets that cause annoying sounds during the night as the water drips down into the sink. Usually when faucets leak, it is caused by the wearing of the washers or O-rings. These leaks are relatively easy to fix in some instances, since homeowners can either replace the washers or O-rings or merely tighten the screws to repair the leak.
Other times the leaky faucets may need repairing. There are many different styles of faucets and parts may differ widely; but they all have parts that can be replaced. To replace the faucet you might have to make the purchase of a new faucet kit. The kits are easier to install than buying pieces one at a time.
When installing the faucet kit you must shutoff the water supply which is usually below the sink or else in the basement area.
After disconnecting the water, locate and unscrew the nuts found at the top of the faucet of the old faucets to loosen the nuts, and then pull up the faucet. When taking apart the faucet, it might benefit you to pay attention to the arrangement of the parts.
Once the old faucet is removed, you are ready to install the new faucet. Make sure the nuts are securely tightened on the faucet before reconnecting the water lines. At this time you reconnect the water lines and turn on the water. Check for leaks before using the sink.

You will also need Purple Primier, CPVC Cement, Philips, cutters, liquid nails, and silicon sealant. Use a little caution. If you feel uncomfortable installing a shower, by all means, look into hiring a professional. It will cost you a little more but will save you in the long run.

The violent winds, rains and storm damage from hurricanes can devastate communities and cause billions of dollars worth of destruction. The losses from hurricanes this year alone have surpassed that from almost any other natural disaster in years. The risk to your home and possessions can be enormous and you really should be considering insurance cover for hurricane damage if you live in any area that is exposed to the risk of hurricane. As well as insurance cover however, there are other steps you can be taking to prepare for, and minimise the damage to your property and risk to your family that hurricanes pose.

Tile is the traditional material used for shower and tub walls. But the grout requires lots of maintenance. An alternative is to replace the tile with showers stalls, which essentially is small rooms with walls, made of tile, glass, plastic, or some other waterproof material with either a hanging waterproof curtain or a glass door that slides or swings open.
Prefabricated units, like pre-fab tub units, are usually made from fiberglass-reinforced acrylic or fiberglass and come in a wide assortment of colors and styles. Some come as single-piece units and some require assembly, such as those with three wall panels and a base pan.
Shower stalls offer an astonishing variety of choices at affordable prices. Bathtubs are very simple fixtures designed to contain water and one or two people, which are either built into the bathroom or they are freestanding. A combination tub is merely a joining of a shower stall with a bathtub.
